Glasswool batts to ceiling of roof space only, excluding garage ceiling.
External wall
Glasswool wall batts including sisalation to external brick veneer walls, excluding garage, and to the wall between garage and house.
Energy note
Wall wrap sealed around openings in accordance with energy rating assessor's report. 6 Star standard compliant, excluding double glazing and Low-E.

Heating, cooling and hot water

Hot water
Air-water heat pump system with 170 litre storage tank and continuous mains pressure 20 litre gas booster, or gas continuous flow water heater system where estate specific.
Heating
Gas ducted heating to bedrooms and living areas, excluding wet areas. Total number of points and unit size are product specific.
Air-conditioning
Split-system air-conditioner, 3.3kW cooling only, including isolation switch and wall-mounted condenser. Installation allows condenser and head unit on an external wall within 3m of each other.

Site, landscape and structural

Site establishment, foundation allowance, fencing, landscaping, termite treatment, service constraints, and structural warranty.

Site conditions and foundations

Foundation class
Up to Class P1 rigid concrete slab, no piers or suspended slab, with maximum 500mm fall over allotment. Lot-specific level 1 compaction report may be required where fill is shown.
Site allowance
Allotment up to 600m2 with maximum 5m setback to the house.
Temporary fencing
Supply and hire of temporary fencing to site where required to council requirements.
Silt fence
Supply and hire of environmental silt fence to front of property as required by council.
Rock allowance
Allowance for rock excavation and removal. Extra charge may apply if explosives or core drilling are required.
Termite treatment
Termite spray system where required by relevant authority.
Angle of repose
Home to be sited a minimum of 3 metres off easement. Additional charges may apply if sited closer.

Fencing and landscaping

Boundary fencing
Full share 1800mm high fencing to side and rear boundaries, finishing in line with house one side and butting to rear of garage on the other. Fence type timber paling or Colorbond steel as per developer requirements.
Wing fence and gate
1800mm high wing fence and 900mm wide gate to side of house where required. Allowed types include Colorbond or timber capped with 125 x 75mm exposed posts.
Front landscaping
Mulch, pebbles, rocks, garden bed with 150mm plants, two 1200mm high trees to front of dwelling, and concrete letterbox to suit home style.
Rear landscaping
Mulched garden bed with silver birch trees to rear boundary, natural turf, topping to remaining rear and side land, drip system connected to tap, and wall-mounted clothesline as per plan.

Substitutions
The builder reserves the right to substitute the make, model, or type of products to maintain quality and product development. Changes may be made subject to ResCode requirements.
